Approaching deadlines

From the notice issue date, appoint a QP within 3 months and finish inspection and repairs within 6 months; common areas normally have 9 months, and buildings without a corporation generally receive another 3 months. Request extensions in writing with reasonable grounds from the Department or Independent Checking Unit.

Warnings may lead to HK$1,500 fixed penalties, required since July 2024 within 6 months of the compliance deadline. Prosecution may incur HK$25,000, 3 months' imprisonment and HK$2,000 per continuing day. Department work may be charged with up to 20% surcharge.

Loose windows or broken glass

  1. Stop using the window: do not operate, stand near or lean on it.
  2. Notify management: request temporary barriers or warnings if components might fall outside.

  4. Record the condition: photograph before repairs if insurance or third-party losses are involved.

Owners' corporation and commercial enquiries

Information for corporations

Provide notices and deadlines, building floors and flat counts, approximate common-window numbers and locations, management contact and meeting schedule.

Cost allocation and meetings

Common works generally need owners' meeting approval and cost allocation. Retain minutes for records and possible extension applications.

Individual-flat scheduling

We can provide floor-by-floor schedules and records and ask residents to clear windows. Obstruction does not exempt inspection.

Can I get an estimate remotely?

We can discuss scope and cost factors by phone or WhatsApp, but a reliable final amount needs site measurement.

How long does measurement take?

Typical flats usually take under an hour; multiple services or common areas may need longer or several visits.

Do I need management approval?

Many buildings require applications, hours and worker details. Common parts need appropriate owner or corporation and management consent and DMC compliance. Coordinate at measurement.

Can working hours be arranged?

Yes, subject to building rules. Homes generally use daytime work; businesses may choose phased or out-of-hours installation, agreed beforehand.

Will there be dust?

Hardware or frame-over-frame work produces less dust than full demolition and plaster repairs. We protect furniture and floors, phase work where appropriate and clean up.

Is aftercare provided?

Yes, with ongoing building and business support available. Quotations specify scope and duration for materials and components.

Which documents are provided?

As applicable: quotation and scope, specifications, certificates and reports, installation records and photographs. MWIS projects include prescribed submission forms and required inspection reports.

Who submits inspection documents?

The QP. We handle submissions after our work and check notice particulars, signatures, dates, registration and WI2 reports to reduce returns.

When will an enquiry receive a reply?

What if a window poses an immediate hazard?

Stop operating it, keep clear and contact 3709 2164 or WhatsApp for inspection. Notify management of any falling-component risk so they can arrange barriers or warnings.

What if I do not know the service name?

Describe the problem—rain leaks, a notice, screen leakage or a new room—and we will suggest the appropriate service.

Can several services be combined?

Yes. Windows and screens, bathroom mirrors and enclosures, or office partitions and doors can share measurement, transport and installation for consistent finishes.

Can tenants arrange inspections?

The owner retains legal responsibility and normally appoints the QP, coordinating access with tenants. Tenants may enquire, but owners must confirm appointment and submissions.
